Catalyst137 is the redevelopment of a former warehouse into 475,000 square feet of high-end office and manufacturing space at 137 Glasgow Street in Kitchener. Now recognized as the world’s largest IoT (Internet of Things) manufacturing centre, the building brings together a thriving community of developers, innovators, and start-up companies.

As the general contractor, Zehr Group led the adaptive reuse of the industrial structure, navigating the complex logistics involved in transforming a large-scale warehouse into a modern, highly technical workspace. The project required careful coordination to retrofit the existing building while integrating advanced infrastructure to support manufacturing, testing, and collaborative office environments.

Today, the facility includes makerspaces for start-ups and hobbyists, RF testing and certification services, and retail amenities such as a café and restaurant that support the growing innovation community. Zehr Group continues to support the building through ongoing renovations and tenant fit-outs as the space evolves. We are proud to have played a role in delivering this landmark project in Belmont Village.
